How Often Should Hardwood Floors Be Professionally Cleaned?

A practical maintenance schedule for hardwood — how often to clean, buff and recoat, based on how your household actually lives.

Hardwood floors don't ask for much — but they do ask on a schedule. The households with the best-looking floors aren't the ones that clean the most; they're the ones that clean on purpose. Here's the maintenance rhythm we recommend to homeowners across the Columbus area.

Every day to every week: your part

The routine that matters most happens between professional visits:

  • Dust mop or vacuum (with hard-floor setting) weekly. Grit is the enemy — it's sandpaper underfoot. Removing it is half of floor care.
  • Spot-clean spills immediately with a barely damp cloth.
  • Keep a mat at exterior doors and consider felt pads under furniture feet.

Every 12–24 months: professional cleaning

Even perfectly maintained floors collect what home care can't touch: the invisible film of cleaning-product residue, airborne cooking grease, and soil worked into plank seams. Professional hardwood floor cleaning lifts all of it with finish-safe equipment and products.

The basic rule: every 12 to 24 months — similar to carpet. Where you fall in that range depends on your household:

Your householdCleaning interval
One or two adults, light traffic, shoes off indoorsEvery 24 months
Family with kids, active householdEvery 12–18 months
Pets, high traffic, or shoes worn indoorsEvery 12 months

Every 6–12 months: buffing (optional but worth it)

A professional buff polishes the finish — smoothing micro-scratches and restoring reflectivity. It's quick, affordable and keeps the floor looking sharp between cleanings. Think of it as the difference between a washed car and a washed-and-waxed car.

Every 3–5 years: screen and recoat

Finishes are sacrificial. After a few years of service, the shine stops responding to cleaning and buffing — the finish itself is tired. A screen and recoat seals the wear under a fresh coat and resets the clock. Floors that get recoated on schedule often never need full refinishing at all, which makes it the single best value in hardwood care.

Every 10+ years (maybe): refinishing

Full refinishing — sanding to bare wood — is for floors whose damage lives in the wood itself: deep scratches, stains, worn-through finish. A floor maintained on the schedule above may push that day off for decades. Not sure which one you need? We compared them in detail.

One exception: if your floors have old paste wax (common in pre-1990s homes), the schedule changes — wax removal comes before recoating. See the signs of wax buildup.
