Screen & Recoat
Once the wax is gone, a fresh coat of finish protects the newly revealed floor for years.
Decades of paste wax turn beautiful hardwood yellow, cloudy and dull. PTY Wood Floor Care removes that buildup with a chemical wax stripper and reveals the floor underneath. A typical 750 sq ft job takes about four hours.
The Problem We Solve
Through the 1980s and 1990s, paste wax was the standard hardwood floor treatment in Georgia homes. It worked — for a while. The trouble is what happens after ten, twenty, or thirty years of re-waxing: layer upon layer of wax builds up, traps dirt, yellows in the sun, and turns what was once rich oak into a floor that looks hazy no matter how much you clean it.
If your floors look cloudy, yellowed, or darker in the traffic paths — and nothing you do seems to help — wax buildup is one of the most likely culprits. It's also one of the most fixable problems in hardwood floor care.
Real PTY Wax Removal Project
Benefits
Under the yellowed layers, your original floor is usually still there — often in far better shape than the wax makes it look.
Wax holds grime against the floor. Stripping it removes years of embedded dirt along with the buildup itself.
Today's polyurethane finishes can't bond to wax. Removing it opens the door to a durable recoat that lasts years.
Restoring the floor you have costs a fraction of tearing it out and starting over.
Sticky patches near doorways and in the kitchen are classic wax symptoms — and they disappear with the wax.
Wax buildup is common in established Columbus-area homes, and PTY has completed wax-removal projects right here in Columbus.
From PTY's Own Work
PTY Wood Floor Care shares photos from three different wax-removal projects. The figures below describe previously documented jobs, not necessarily all three pictured projects.
Your project may be shorter or longer. Time depends on square footage, how many layers of wax have built up, furniture, and whether you add a buff or screen and recoat afterward. We'll give you a realistic timeline after seeing your floor. See real photos from three separate projects in our project gallery.
Our Process
We confirm the floor is actually waxed — not just dirty or worn — with simple in-home tests, and check what finish, if any, sits underneath.
Baseboards, walls and adjacent surfaces get masked off. Furniture is worked around or moved depending on the job.
We apply a chemical wax stripper and work it into the floor to break down old wax and the dirt trapped in it. The softened buildup is then lifted off, section by section.
Residue is thoroughly rinsed and the wood is neutralized so no wax or stripper remains to cause problems later.
Depending on the floor's condition and your goals, we finish with a buff and polish, or prepare the floor for a screen and recoat that adds years of protection.
We review the result together and leave you with a simple maintenance routine so the floor stays right.

FAQ
Floors with wax buildup usually look dull, cloudy, or yellowed no matter how much you clean them. Water may bead on the surface, and the floor can feel slightly tacky or look darker in traffic paths. A simple test: place a few drops of water in a hidden spot — if they bead white or the floor turns pale underneath, wax is present.
Wax was a traditional finish and it isn't harmful to the wood itself, but decades of re-waxing without removal traps dirt, yellows the floor, and blocks modern finishes from adhering. Most floors coated in old wax look far better once the buildup is stripped and the floor is properly restored.
On PTY's completed residential wax-removal jobs in Columbus, a typical project of about 750 square feet took roughly four hours. Larger areas, heavier buildup, or adding a recoat afterward will take longer. We'll give you a timeline for your floor during the free estimate.
Yes. Once the wax and contaminants are gone, the floor can be cleaned, buffed, screened and recoated, or fully refinished depending on its condition. We'll recommend the least invasive option that gets the result you want.
